GSI was commissioned by McLaren Construction Group to deliver the fire stopping package for the prestigious R8 Development, located in the vibrant heart of King’s Cross. This landmark scheme forms part of the wider King’s Cross Masterplan and follows the successful completion of Luma R3 in 2021.
R8 is a 347,588 sq ft mixed-use development comprising a thirteen-storey commercial building offering 263,398 sq ft of high-quality office space, alongside a second thirteen-storey residential building providing 72 modern apartments. The two buildings are connected via a two-storey podium and shared basement, incorporating a business hub designed to support both commercial tenants and residents with flexible working, meeting, and event spaces.
Designed to the highest standards, the project includes Cat A & B commercial fit-out and has achieved a BREEAM Outstanding rating, reflecting its commitment to sustainability and innovation. The development also features landscaped podium gardens, creating a green, accessible environment for occupants.
GSI’s scope of works included:
- Fire stopping around service penetrations through fire walls and floors in line with the fire strategy drawings
The project required a high level of coordination across multiple trades and disciplines due to the complexity of the mixed-use design and the scale of the development. GSI worked closely with McLaren Construction Group and other stakeholders to ensure seamless delivery, maintaining strict compliance with fire safety regulations and programme deadlines.
